Prefabricated Buildings

Prefabricated buildings refer to buildings where a large amount of on-site work in traditional construction methods is transferred to factories. Building components and accessories (such as floor slabs, wall panels, stairs, balconies, etc.) are processed and manufactured in factories, transported to the construction site, and assembled and installed on-site through reliable connection methods. Currently, more than 30 provinces and cities across the country have issued special guiding opinions and supporting measures for prefabricated buildings, mandating an assembly rate of between 20% and 40%. According to the Ministry of Housing and Urban-Rural Development's plan, by 2025, the proportion of prefabricated buildings in newly built buildings should reach more than 50%. Types and Characteristics of Prefabricated Steel Structures

1. Prefabricated steel structure non-load-bearing wall panels, suitable for buildings within 100m.

Characteristics: The connection points can be freely adjusted during installation, making construction quick, convenient, and reliable.

2. Prefabricated concrete load-bearing wall panels, suitable for multi-story buildings.

Characteristics: Steel wire rope connection points, synchronous construction with beams and columns. After casting and forming, the strength is high, and the wall panel is free of cracks as a whole.

Traditional Prefabricated Construction

Compared with cast-in-place concrete buildings, prefabricated buildings are faster to construct, less affected by climatic conditions, and produce less construction waste. However, this construction method has certain limitations, and it is less used in high-rise buildings and has certain restrictions on the size of components. It is less used in high-rise buildings; the problem lies in the vertical structural connection type: sleeve connection technology, inserting the two sections of steel bars to be connected into the sleeve, and then injecting a non-shrinkage high-strength mortar composed of cement, fine aggregate, and admixture, etc. The steel bar is inserted into the sleeve connection type as shown in the figure below:

High production accuracy is required to ensure that the dimensional deviations are within the allowable range; otherwise, the components will not be used for installation, avoiding the vertical structural strength from being compromised and the seismic resistance being greatly reduced.
